Can my husband still get a mortgage loan if my credit is bad?

My husbands credit score is over 700. Can he get a mortgage loan without using my information to achieve the loan. I currently am significantly behind on my mortgage and trying to work with my bank in resolving this issue. My husband is not on my mortgage or the title as I bought this property way before we ever started dating. We actually do not have any accounts with each other. That means no credit cards, loans, or even bank accounts. The only thing that our names link us together are our tax returns and marriage certificate. He wants to purchase a house in his name only and since we live in a community property state we were not sure if this would be possible since I have bad debt, and if it would hinder him from doing so. Plus on a sad note he is wanting to purchase a house because we are getting separated. Please let me know if anyone knows anything to help me.
Will boyfriend's bad credit ruin our mortgage pre-approval?

My boyfriend and I are going to get pre-approved to buy a house. Due to stupidity years ago when he first received credit cards, his credit score is poor. He also just got a new job..started training this week, so his paychecks won’t even show regular pay for a while now. I’ve got a score in the 700s…have had my job for almost 2 years with consistent income. We don’t know if it’s best for me to apply for the mortgage on my own. I also have great debt-to-income ratio. Will his new job (inability to show consistent income) plus poor credit affect us in a negative way for our pre-approval or will just his additional income help us? We make the same amount of money but I fear that my income alone will look like I can’t even afford a house (if that matters), when in reality, we’d be splitting the mortgage.
Although it doesn’t matter…. a marriage IS in our future. We want to buy simply because now is a great time and we’ll end up paying less in a mortgage payment than we currently are in rent right now.

My husband and I were looking into buying our first home with the intentions of obtaining a FHA loan. However, after doing some research a couple months back, I discovered that my husband had a terrible credit score of 547. The ,170 student loan that his father was court ordered to pay during the divorce was more than 90 days late on 9 separate occasions. His father never told us that he wasn’t paying this loan, and since he was in charge of it, the only contact information they had was his father’s and his mother’s/his home address (with whom he doesn’t talk to). After talking to a mortgage loan specialist, we realized there would be no one that would approve us for a mortgage even given the circumstance. So some friends of mine graciously said that they will give us a place to stay so we can financially focus our money on working off his student loans. So my first question is, if we put more than ,000 a month down on his loans, how long would it take before his credit score began to rise? Also, my husband threatened to take him to court for violating the court order where his father then said that he would only be able to get a ,000 loan out to cover the costs. My second question is if we contacted the US Department of Education/Direct Loan (loan lender) and told them the situation, that we had ,000 to put down on it, and that we could send a copy of the court order, would they remove most of the bad credit with the loan?
If someone could please give us some answers and insight into what we could do I would so very much appreciate it. This whole situation has put such a strain on our marriage and I don’t know what to do at this point.

Bad credit Mortgage is it possible???

Here’s my issue….My fiance and I are looking into purchasing a larger home. His credit isn’t that great about a 560. However he currently owns a home that is 75% paid off only a couple more years of payments. We were wondering if it’s possible with his credit score to get a mortgage in Northern New York . We would want one that allowed enough to purchase the new home plus pay off the one we are in so we can get it sold…Any info would be appreciated!!!!!!!!
Well sir I’m not looking for all the reason you feel I shouldn’t do this or that because in all actuality everyone makes mistakes when it comes to money. HOWEVER, I am getting married this month, the current house we are in is 75% paid off therefore your thing about how many people you’ve served with forecloser we do not and will not fall into your category ,I am looking for some info on what are the best ways to go about it. I’m not looking for marriage advice as that is my business and not yours thanks!!
