Can my husband still get a mortgage loan if my credit is bad?

Post date: May 29th, 2011

My husbands credit score is over 700. Can he get a mortgage loan without using my information to achieve the loan. I currently am significantly behind on my mortgage and trying to work with my bank in resolving this issue. My husband is not on my mortgage or the title as I bought this property way before we ever started dating. We actually do not have any accounts with each other. That means no credit cards, loans, or even bank accounts. The only thing that our names link us together are our tax returns and marriage certificate. He wants to purchase a house in his name only and since we live in a community property state we were not sure if this would be possible since I have bad debt, and if it would hinder him from doing so. Plus on a sad note he is wanting to purchase a house because we are getting separated. Please let me know if anyone knows anything to help me.

What kind of loans can I get with a credit score of 670?

Post date: May 23rd, 2011

I’ve had a bad credit in the past and paid off over 000 in the past year and a half. In the past year or so my credit score has raised obviously. With my credit score now being around 670,would I be approved for a car loan, personal loan, mortgage or things along those lines? I understand interest fees could be the big if in this matter.

Mortgage Help for "thin file" little credit?

Post date: May 20th, 2011

I am 19 me and me girlfriend are going to get married and we want to get a house we both work full time I make about about 15000 and she makes 25000 annually we also want her mom to move in who gets around 12000 a year and with help with the mortgage. My girlfriend has bad credit because of not having medical insurance so has medical bills and the city she lived in left her utilities on in old addresses for years 6 in one location so she has thousands owed to utilities and her mom is in the same boat. I currently am also a full time college student I work very hard as does my girlfriend and I want us to be able to get a house. On paper I make so little but I only have good credit with my car payment which has been paid on time for the 10 month lifespan of the loan which is 2 years (totaling 00) although I am saving up and will have it paid off by February though and the only other thing on my credit is my student loans ( totaling 50)which i am also in good standing with, I know all of this because I checked my credit report but not my credit score because it costs money and I don’t have a credit card also though I have applied for a discover card and was declined the only other checks on my credit were twice when I was looking for a car and my bank twice trying to get credit over draft protection and my car loan a have a co-signer. I am no longer living with my parent but the rent isn’t in my name all the bills are though but only since July this year. The house market where I live we could get a nice house for about 50,000 we wouldn’t be able to make a big down payment but want to take out only a ten year loan and could afford an interest rate up to 9%. We have heard the are going to extend the 8,000 first time home buyer tax return till April next year which would be nice for paying off the home early but we would definitely like be in a home before next summer and 8K would be nice too but what things I should do to try to get this accomplished. Would getting a credit card with an annual fee and always paying the balance be a good idea because I thought the cards you have to pay to have are a scam or didn’t report to the credit bureaus; and how do I get pre-approve and would this be a good idea at this point or would it be a waist of my time and make my score worse?

If someone has a stable income but bad 500's credit score, is it a good idea to co-sign?

Post date: May 14th, 2011

I have good credit and can qualify for a 0,000.00 home on my own but I want to buy one for 5,000.00. With our income combined we should be able to buy a house for that amount. However his credit score is in the 500’s. How will this affect our loan/mortgage?

Will we still qualify for the loan?

Will interest rate go up or have to pay more monthly?

Mortgage for bad credit?

Post date: May 11th, 2011

Hello all. I am looking for mortgage companies or advice on how to obtain a mortgage with bad credit. My credit suffered a lot because of credit cards while i was in college. My score is around 600 now and has been more than a little difficult to bring back up. Could someone advise me on how to obtain a mortgage on a house for about 120,000? How much of a down payment would be required? How much could I expect for closing costs. Are there options for those who don’t have a large down payment?

Want to divorce, horrible credit due to mortgage default, will I get rejected for an apartment?

Post date: May 9th, 2011

I want to leave my husband and file for divorce. Because of his new found gambling/drinking addiction, we have defaulted on our mortgage (we’re 4-5 months behind in payments). I’m still trying to do a loan re-modification in hopes of getting everything back to normal for now, but as of now, my credit score is crappy because of the mortgage payments being so late. That’s the ONLY thing on my credit (good or bad).

Since I only make about ,000 *take home* per year of "my" money, I will get another job so I can make at least ,000/year by myself.

Will it be a problem getting an apartment on my own with my bad credit score? If so, what can I do to get an apartment? I dont want to live in a dump of a place either. I want something nice (and will work my butt off to get it!!) Just tell me how to achieve that goal. :)

Can a person (age 70) w/ bad credit and multiple refinances on their home be eligible for a reverse mortgage?

Post date: May 5th, 2011

My 70-year-old aunt just refinanced AGAIN for a 30-year mortgage. Who expects to be paying at mortgage at 100?

Anyway, after doing some research I have learned that she has refinanced about three times and has bad credit (576 score).

I want to help her figure her way out of this. She said her son and her adopted son (who is 11) won’t want her house when she’s gone. So I found out about the reverse mortgage.

With these issues in mind, would she be eligible? Would that get her out of paying her mortgage 100% or only the overall loan amount (2k), minus the amount the home is worth (k).

I know. This all sounds bad, but her 40-year-old son could careless about her affairs, and as her niece I want to see how I can help her out of this mess.

Unfortunately, I learned about it once all the damage was done. Also, if she is a candidate for a Reverse Mortgage, are there any cons to this concept when a house is in shambles and no one wants it once the owner is gone anyway?

Does having no credit cards or loans hurt your credit score?

Post date: May 2nd, 2011

I have had mortgages and credit cards and car loans, but now I have none at all. Is this bad for my credit score? Would getting just one low limit credit card be better than not having any at all?
